Horse property is so much more than just a home. Ben helps you judge the pasture, the barn, the water, and the animal rights before you make an offer.

Ben DickamoreGet to know your agent

Most agents can show you the house. Ben grew up with horses—his family raced, bred, and competed—so he looks at a property the way you’ll use it: turnout, shelter, water, footing, and room to ride.

  • Count the animal rights, not just the acres.
  • Verify the water before you count on the pasture.
  • Walk the barn, fencing, and drainage with someone who knows horses.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Start with your horses.

How many horses now and later, how you ride, and what daily care looks like. That sets the acreage, layout, and facilities you need.

  2. 02

    Narrow the areas.

Zoning, animal allowances, trail access, and commute differ from Weber and Davis counties to Box Elder, Cache, and Utah County. Focus on places that fit.

  3. 03

    Evaluate every feature.

Pasture, irrigation, barns and stalls, arenas, hay storage, fencing, and access each affect daily life—and value.

  4. 04

    Offer with the right questions.

Ask for water documentation, confirm permitted animals, and schedule inspections that cover outbuildings and wells, not just the house.

LOOK A LITTLE CLOSER

Look past the house.

These details decide whether a horse property works for you—and what it’s really worth.

Water

Is irrigation water a deeded right, shares in an irrigation company, or neither? Does household water come from a city system or a well?

Animal rights

City and county zoning decide how many horses a lot can keep. Confirm with the planning office before you count on it.

Barn and outbuildings

Condition, stall count, electrical, water lines, and hay storage. Prefab and custom barns hold value differently.

Ground and fencing

Pasture quality, drainage, footing in pens and arenas, and fencing that’s safe for horses.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Ben.

How many horses can I keep on an acre in Utah?

It depends on the city or county zoning, not a statewide rule. Many Wasatch Front communities set animal allowances by zone and lot size, and those rules change. Ben checks the current ordinance for each property before you rely on it.

Do Utah horse properties come with water rights?

Some do and some don’t. Irrigation water may be a recorded water right, shares in a local irrigation company, or secondary water from a district. Ben helps you identify what transfers with the property and get it in writing.

Can Ben help me buy horse property from out of state?

Yes. Several of Ben’s buyers come from other states and countries. He can preview properties, share video walkthroughs, and help you schedule inspections remotely.

Where can I search Utah horse properties for sale?

Search every horse property listed on the Wasatch Front MLS at HorsePropertiesUtah.com, Ben’s live listing search—then call or text Ben to see one in person.
