LAND & DEVELOPMENT

Acreage, ranches,and what comes next.

Raw land, boarding facilities, new subdivisions, or a road project—each needs someone who understands the land and the deal.

Utah horse property. It’s what we do.

  • Horse property is what we do.
  • Pastures, barns, and water rights.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Define the goal.

Build a home with horses, run a boarding facility, hold the land, or sell to a developer.

  2. 02

    Check the fundamentals.

Zoning, access, utilities, water, soils, and slope.

  3. 03

    Value today and tomorrow.

Current-use value versus development potential, and the timing to capture it.

  4. 04

    Negotiate the deal.

Purchase terms, subdivision approvals, and agency or developer offers.

LOOK A LITTLE CLOSER

Access

Legal access, road frontage, and any planned road projects.

Utilities

Power, culinary water, sewer or septic, and the cost to bring them in.

Water

Irrigation and well rights for pasture and future use.

Approvals

What zoning allows today and what a rezone or subdivision would require.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Ben.

Can Ben help if UDOT or a developer wants my land?

Yes. Ben has negotiated with UDOT and land developers and can help you understand the offer, the property’s value, and your options. For legal questions about condemnation, talk with a real estate attorney.

Does Ben work with boarding and training facilities?

Yes. His experience includes buying and selling boarding and training facilities, where barns, arenas, pasture, and water all drive value.

Is land harder to finance than a home?

Often. Land loans can require larger down payments and different terms than home loans. Talk with a lender early about the property type and your plans.
